Property Management Fees in Wellington: What You Actually Pay

With GST a turnover year comfortably passes $4,000. Because the fee is a share of rent, a higher-rent property costs proportionally more to manage without being proportionally more work.
The Wellington-specific bits
Turnover is the variable that matters. Wellington has a significant student and public-sector tenant base, which historically means more movement than some markets. Where turnover is higher, the letting fee stops being an occasional cost and becomes close to an annual one, and it is the letting fee rather than the percentage that decides whether management is expensive.
Older housing stock raises the compliance load. A lot of Wellington rental stock is older, and older stock is where the healthy homes standards bite hardest: heating capacity in draughty rooms, ventilation in bathrooms without existing ducting, ground moisture barriers under suspended floors. That work is a landlord duty under section 45(1)(bb) of the Residential Tenancies Act 1986 whoever manages the property; a manager coordinates it, they do not absorb it.
Weather makes maintenance responsiveness matter. Wind and driving rain find roof and flashing faults, and a slow repair becomes a moisture problem quickly.
When it is worth it
Clearly worth it if you are out of the region, own several properties, want distance from arrears conversations, or are facing a difficult tenancy. Mostly buying convenience if you live in Wellington, own one or two properties, and your real reason is not wanting to track rent or remember compliance dates, both of which software now handles.
